Once you have seen the property you want, here is what to do.

Reserve a property


Once you have seen the property you want to rent and our negotiator has agreed the deal with the landlord, there are several administrative tasks we must carry out to secure the property for you. One of these will be for you to complete and return an application form for each prospective tenant within 48 hours of paying the administrative fee.

In order to ‘reserve’ a property you will be required to pay an application fee of £295 inc VAT. It can be paid by Debit/Credit card (Credit cards normally have a handling fee).

Once this is paid we will stop marketing the property and cancel all further viewings until such time as your referencing report has been approved. Providing the references are acceptable we will arrange a suitable time for you to sign contracts and pay the rent and deposit.

Points to remember

The reservation fee you pay is non-refundable if you withdraw from the let. However it will be returned to you if the landlord withdraw for any reason other than unsatisfactory references.

At the start of the tenancy all tenants including guarantors must attend our office to sign the agreement.

We cannot release keys until we have received the signed tenancy agreement by all tenants and all the cleared funds.

Not all our properties are managed by us. Some landlords look after their own properties and will become your point of contact unit the end of the tenancy. You will be advised whether we are managing the property or not when you sign the agreements.
