Here is a comprehensive list of fees before you move in to your new property and during your tenancy. LETTING FEES INFORMATION
Before the tenancy starts (payable to Dewhurst & Co ‘the Agent’):The asking rent does not include letting fees. Depending on your circumstances and the property you select, the letting agent may also apply the following upfront fees:
·general administration fees
·reference fees (including credit checks, bank, guarantor, previous landlord, etc)
·fees for drawing up tenancy agreements
·inventory fees, including check-in and check-out fees
·guarantor arrangement/application fees
·additional occupant fees
·pets disclaimer fees/additional pet deposit
Fees may be charged on a per person, or per property, basis and will vary from agent to agent, so confirm before viewing.
Holding Deposit: 1 week's rent
Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Deposit: 5 weeks' rent
Pets (if applicable): Whilst all Dewhurst & Co properties are advertised on the basis of no pets, the landlord may consider taking a pet in return for a slightly increased rent, please request further information by contacting our office directly
During the tenancy (payable to Dewhurst & Co ‘the Agent’):
Payment of up to £50 inc vat if you want to change the tenancy agreement, upon agreement.
Payment of up to £50 inc vat if you want to change a tenant during the tenancy, upon agreement.
Payment of interest for the late payment of rent at a rate of 3% above Bank of England Base Rate.
Payment of £50 inc vat for reasonably incurred costs for the loss of keys/security devices, plus cost of replacement keys and locksmith.
Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding of the tenancy.
During the tenancy (payable to the provider) if permitted and applicable:
Utilities – gas, electricity, water
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Other permitted payments:
Any other permitted payments, not included above, under the relevant legislation including contractual damages.
